Buying or selling a plex: an owner’s view
Plexes are popular with buyers who want to live in one unit and rent the others, and with investors building long-term wealth. I’ve owned and managed income properties for more than 20 years, so these are questions I’ve lived, not just studied.
Do the tenants’ leases continue after a sale?
Yes. In Quebec, a new owner generally takes over existing residential leases. Review every lease before you buy.
Can I move into one of the units?
Quebec law allows an owner to repossess a unit in certain situations, but strict rules and notice periods apply. Check the Tribunal administratif du logement (TAL) before counting on it.
How do I check the rental income?
Ask for copies of the leases, confirm the rents, and review expenses such as taxes, insurance, heating and maintenance. Declared income matters to lenders.
Is financing different for a plex?
It can be, depending on the number of units and whether you’ll live there. Speak with your mortgage professional early.
Selling a plex?
Buyers will ask for leases, expense history and the building’s maintenance record. Having this organized before listing makes negotiations smoother.
