Comparing communities, on and off the island
This isn’t a single market. It’s a group of communities, each with its own character and housing stock. Here’s an overview to help you start your search.
On the island
- Pointe-Claire: Lakeshore setting, the Village, established neighbourhoods and good access to services. Served by the Fairview–Pointe-Claire REM station.
- Kirkland: Practical family neighbourhoods near Highway 40, with its own REM station.
- Dollard-des-Ormeaux: Central within the West Island, diverse, with a wide range of family homes.
- Beaconsfield and Baie-D’Urfé: Mature streets, larger lots and lakefront properties.
- Dorval: Close to the airport and highways, with lakeshore neighbourhoods and condo options.
- Pierrefonds-Roxboro: Varied housing types and green space along the Rivière des Prairies. Check flood mapping for riverside properties (see the flood zone guide).
- L’Île-Perrot and Notre-Dame-de-l’Île-Perrot: Island living with waterfront pockets, a short drive from the West Island.
- Vaudreuil-Dorion: Newer developments, condos and family homes, with highway and commuter-train access.
- Pincourt: Family neighbourhoods on Île Perrot, with a commuter-train station on the Vaudreuil–Hudson line.
- Saint-Lazare: Larger lots, wooded streets and a semi-rural feel, known for its equestrian heritage. Popular with families who want more space.
- Hudson: A small town with village character on the Lake of Two Mountains, with waterfront and heritage homes. Check flood mapping for waterfront properties
Does the REM change things?
The REM’s West Island branch opened in 2026 with stations at Des Sources, Fairview–Pointe-Claire, Kirkland and Anse-à-l’Orme. For many buyers it changes the commute calculation. Think about how you’ll travel day to day when comparing areas.
Which area is right for me?
It depends on your budget, commute, schools and the type of home you want. As a West Island resident, I’m happy to talk through how you live and where that fits.
